What to know before you call
Florida insurance disputes almost always come down to documentation. The homeowner and contractor who show up prepared get the full scope; those who don't get lowballed. Here's the Sterling process.
Step 1: Photograph before you climb (don't climb)
Ground-level, high-resolution photos of every roof face and every soffit. Attic photos if there's visible daylight or water intrusion. Time-stamp everything. Don't clean up debris yet, leave it for the adjuster's visit.
Step 2: File your claim with the carrier directly
You file the claim, not your contractor. Get the claim number in writing and note the adjuster's name and phone number. Ask for the estimated inspection window.
Step 3: Get a licensed contractor's scope
Before the adjuster arrives, have Sterling produce a detailed scope: measurements, code-required items (drip edge, underlayment, R-values), and photos of every failure point. Adjusters spend 20 minutes on-site; your contractor spends two hours documenting.
Step 4: Attend the adjuster meeting
Sterling meets the adjuster on your roof. We walk them through every damaged component and every code item required for a compliant re-roof. Missing this meeting is the #1 reason claims come back short.
Step 5: Review the estimate line by line
Compare the carrier's estimate against Sterling's scope. Missing items (starter, ridge cap, dump fees, code upgrades) can and should be supplemented before you sign.
Step 6: Sign only for the approved scope
Reputable Florida roofers only start work on the approved scope. We never ask you to sign an AOB (Assignment of Benefits). You stay in control of your claim.
